[via email from Will Johnston] In the bay area, some sellers are listing their houses well below what they expect to get after bidding. This is an agent's game and probably hurts the seller -- it forces buyers to make a big guess about how much to offer. Research shows (no reference Regardless, low listings ensure a quick close. A quick close helps realtors in two ways -- first, it saves them time and time is money. Second, it makes the market look hot to have every house selling after two weeks on the market. Everyone knows its the metric by which the market is judged. Interestingly, I've also been to a couple open houses where the houses had yet to be listed -- I have to wonder if this isn't a scam to keeping listing periods down. I wonder if selling agents are incentivized by their agencies on the basis "time on market" 2:32:53 PM ![]() |

SQuirreL. Brett Morgan: I have spent the afternoon toying with SQuirreL. I must say, it is the most impressive java sql client I have used so far. I can see why it has been incorporated in commercial products. I have to say it does look very nice! How does it compare to DB Visualiser?
